They require a level of planning that&#8217;s <strong>based on legislation to be done, and their completion requires time, materials, and capital. <\/strong>They must be<strong> designed, built, and maintained <\/strong>to meet occupancy requirements.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What are the basic requirements for a building&#8217;s construction?<\/h2>\n\n\n\n<p>A building&#8217;s construction requires the <strong>development and provision of a project<\/strong>, including the documents on its technical, civil, and legal requirements. They are classified according to the following:<\/p>\n\n\n\n<ol class=\"wp-block-list\"><li><strong>Their functionality:<\/strong><\/li><\/ol>\n\n\n\n<ul class=\"wp-block-list\"><li>The site&#8217;s layout and dimensions, spaces, and facilities enable it to fulfill its functions.<\/li><li>It offers easy access and proper movement for people, including those with reduced mobility.<\/li><li>It provides access to telecommunications, information, postal services, etc.&nbsp;<\/li><\/ul>\n\n\n\n<ol class=\"wp-block-list\" start=\"2\"><li><strong>Its safety:<\/strong><\/li><\/ol>\n\n\n\n<ul class=\"wp-block-list\"><li>It establishes that the foundations, supports, beams, walls, and other structural elements ensure the building&#8217;s resistance and stability.&nbsp;<\/li><li>It has strategic planning that allows safe evacuation in case of fire or any other sort of incident.&nbsp;<\/li><li>It establishes a distribution that lets the building be used without entailing any risk of accident.<\/li><\/ul>\n\n\n\n<ol class=\"wp-block-list\" start=\"3\"><li><strong>Its habitability:<\/strong><\/li><\/ol>\n\n\n\n<ul class=\"wp-block-list\"><li>It has plans for energy saving and thermal and sonic insulation.<\/li><li>It ensures hygiene and health, as well as protection for the area, in the building&#8217;s internal facilities by offering <a href=\"https:\/\/www.ferrovial.com\/es-es\/recursos\/residuos\/\" target=\"_blank\" rel=\"noreferrer noopener\">waste<\/a> management.&nbsp;<\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">What are the main types of building projects?<\/h2>\n\n\n\n<p>Depending on their characteristics and objectives, building sites can be classified into the following types:<\/p>\n\n\n\n<ol class=\"wp-block-list\"><li><strong>Major work:<\/strong> this carries a high level of technical and constructive complexity, and it can be new, a reconstruction, a replacement, or an extension.<\/li><li><strong>Minor work:<\/strong> these are relatively simple in technical terms, and they&#8217;re associated with repairs or remodeling.&nbsp;<\/li><li><strong>Existing building work:<\/strong> this aims to improve, modify, or preserve the building based on its health, safety, or aesthetic conditions. These are categorized into conservation, maintenance, outfitting, and restoration projects.<\/li><li><strong>Urbanization work: <\/strong>this refers to buildings that are part of urban planning.&nbsp;<\/li><li><strong>Parcel work<\/strong>: this entails the addition or division of land where a building will be erected.&nbsp;<\/li><li><strong>Demolition work:<\/strong> this consists of the planned destruction of a building.<\/li><\/ol>\n\n\n\n<h2 class=\"wp-block-heading\">What are sustainable buildings?<\/h2>\n\n\n\n<p>The term &#8220;<em>sustainable building<\/em>&#8221; is used to refer to <strong>any projects that take their environmental impact into account<\/strong>, from the project and construction phases to its use and useful life. The aim is to <strong>develop buildings based on preventive measures<\/strong> that contribute to <strong>reducing greenhouse gas emissions, <\/strong>as well as on efficient actions for combating<strong> <\/strong><a href=\"https:\/\/www.ferrovial.com\/es-es\/recursos\/cambio-climatico\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>climate change<\/strong><\/a><strong>.&nbsp;<\/strong><\/p>\n\n\n\n<p>When it comes to the construction of a sustainable building, the following must be considered:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Using and combining <strong>new technologies to integrate construction into its natural and urban environment efficiently<\/strong>.&nbsp;<\/li><li><strong>Using <\/strong><a href=\"https:\/\/www.ferrovial.com\/es-es\/recursos\/energias-renovables\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>renewable energies<\/strong><\/a><strong> <\/strong>focused on <strong>energy self-sufficiency <\/strong>(for example, installing <strong>solar panels<\/strong> to generate <strong>photovoltaic energy<\/strong>).&nbsp;<\/li><li><strong>Choosing a location that&#8217;s outside any areas of atmospheric and noise pollution<\/strong>, power lines, and areas with geological faults.<\/li><li>Building with <strong>thermal insulation <\/strong>materials that<strong> <\/strong>mitigate temperature fluctuations.<\/li><li>Including <strong>green spaces in planning<\/strong>.<\/li><li>Using <strong>reusable and non-polluting materials<\/strong> that can be recycled at the end of the building&#8217;s useful life so that its impact is <strong>lessened by reducing waste generation.&nbsp;<\/strong><\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Examples of sustainable buildings around the world<\/h2>\n\n\n\n<ol class=\"wp-block-list\"><li><strong>Bullitt Center in Seattle, <\/strong>the United States. Materials from demolished buildings were reused for its construction.&nbsp;<\/li><li><strong>Museum of Tomorrow<\/strong> in Rio de Janeiro, Brazil. The seawater that it uses for its cooling systems is filtered and returned to the ocean.&nbsp;<\/li><li><strong>Platinum BCN<\/strong> in Barcelona, Spain. It has smart air conditioning systems that adapt to temperature fluctuations.&nbsp;<\/li><li><strong>Parkroyal on Pickering<\/strong> in Singapore.
