Resumen del Puesto**

Buscamos un/a Encargado/a de Instalaciones para supervisar y coordinar todas las actividades relacionadas con el mantenimiento, operación y mejora de las infraestructuras y equipos de nuestras instalaciones, asegurando su correcto funcionamiento y la eficiencia energética.

Responsabilidades del Puesto**

* Supervisar y coordinar el mantenimiento preventivo y correctivo de todas las instalaciones (eléctricas, climatización, hidráulicas, etc.).
* Gestionar y controlar los recursos materiales y humanos asignados al área de instalaciones.
* Elaborar y ejecutar planes de mejora para optimizar el rendimiento y la eficiencia de los sistemas.
* Garantizar el cumplimiento de la normativa vigente en materia de seguridad, salud laboral y medio ambiente.
* Coordinar con proveedores externos y empresas de servicios para la ejecución de trabajos específicos.
* Realizar seguimiento y control del presupuesto asignado al área de instalaciones.

Cualificaciones del Puesto**

* Formación profesional superior en electricidad, electrónica, mecánica, climatización o similar.
* Experiencia mínima de 3 años en puestos similares, preferiblemente en entornos industriales o de grandes instalaciones.
* Conocimientos sólidos en sistemas de climatización, electricidad (alta y baja tensión), fontanería y sistemas de gestión de edificios (BMS).
* Capacidad para interpretar planos y esquemas técnicos.
* Habilidades de liderazgo, comunicación y resolución de problemas.
* Dominio de herramientas ofimáticas (Microsoft Office).
* Se valorará experiencia en gestión de equipos y proyectos.
* Carnet de conducir B.
* Disponibilidad para trabajar en horarios flexibles o realizar guardias si fuera necesario.

Principales funciones a desarrollar:

– Apoyo a jefe de proyecto en labores de planificación y organización de trabajos en las diferentes fases del proyecto.

– Replanteos en obra.

– Gestión de almacén

– Coordinación de trabajos en obra así como gestión de personal de subcontratas.

– Apoyo al jefe de proyecto en mediciones.

-Supervisar que los trabajos se ejecutan según las medidas de seguridad y salud correspondientes.

Buscamos un/a Encargado/a de Edificación con experiencia para liderar y supervisar proyectos de construcción en Bilbao. Será responsable de la ejecución eficiente y segura de las obras, garantizando la calidad y el cumplimiento de los plazos.

Responsabilidades del Puesto**

* Supervisar y coordinar todas las actividades diarias en la obra, asegurando el cumplimiento de los planes y especificaciones.
* Gestionar y dirigir al equipo de trabajo, subcontratistas y proveedores, fomentando un ambiente de trabajo colaborativo y seguro.
* Controlar el cumplimiento de la normativa de seguridad y salud en el trabajo, implementando las medidas preventivas necesarias.

* Formación técnica en edificación.

•  Directs and advises their Zone Supers. To determine the best approach (self-performance or subcontract) for bringing assets into contract compliance considering cost, timeliness, and efficiency. Sources and qualifies new subcontractors. 

• Monitors operational and financial performance, conducts operational and financial analysis, and prepares performance information and recommendations for incorporation into the periodic reports to management. 

• Serves as technical advisor to their Zone Supers and Sub Contractors. 

• Reviews work schedules received from Zone Supers checking budgets, timelines and safe operations once approved briefs PM. on scheduled work. 

• Inspects in-process and reviews completed work  with QC. to ensure compliance with contract requirements. 

• Acts as a communication link between the Project Manager and operations personnel. 

• Ensures direct reports are actively supervising, scheduling, and evaluating personnel. Coach direct reports on management techniques. 

• Obtains, inspects, and controls fleet (maintenance, fuel cards, etc.). Manage, monitor, and controls project assets and materials.

Descripción del rol:

I.FINALIDADES DEL PUESTO

• Organización, supervisión y replanteo de los tajos , previstos por el jefe de obra y el jefe de producción.
• Control de personal y subcontratas.
• Revisión del acopio de materiales previsto para la ejecución de unidades planificadas de obra.
• Coordinador de las medidas de Seguridad y Salud establecidas por ley, siempre bajo la supervisión del Jefe de Obra.
• Responsable del cumplimiento de los procedimientos del plan de aseguramiento de la Calidad y Medio – Ambientales en la ejecución de las unidades de obra que se estén ejecutando.

• Grado de cumplimiento de objetivos
• Organización y liderazgo de equipos
• Programación y planificación de tareas
• Siniestralidad y calidad en la ejecución de las unidades, actas de inspección.

III.RESPONSABILIDADES PRINCIPALES Y CUNCIONES

• Cumplimiento de objetivos asignados por la Jefatura de Obra.
• En base al programa anterior, fijar para el capataz los objetivos semanales de producción.
• Comprobar el avance de los diferentes tajos.
• Asegurar los suministros solicitados en su parte semanal.
• Revisar los partes de control de personal tanto de subconntratas como  del personal de obra de Ferrovial , firmados y entregados al Jefe de Producción.

• Comienzo de tajos y unidades de obra.
• Verificación de replanteo.
• Supervisión de los tajos de obra en ejecución.
• Control de útiles y herramientas disponibles en obra para ejecutar unidades.
• Supervisión y toma de decisiones en acciones correctoras  relativas al cumplimiento de la normativa vigente de seguridad y salud.
• Gestionar equipos de obra tanto del personal propio de Ferrovial . como de subcontratistas atendiendo no solo problemas profesionales, sino también personales de motivación , explicación de normas de seguridad, etc.

IV.RELACIONES:

• CON JEFE/A DE OBRA / JEFE/A DE PRODUCCION:

• Informaciones recibidas sobre objetivos de producción.
• Reuniones de planteamiento de tajos.
• Entrega de la documentación de su responsabilidad debidamente cumplimentada ( partes de capataz,  albaranes).
• Informar al jefe de obra de cualquier incidencia que se produzca  en la misma ( Relativas al sistema de Calidad, Seguridad y Salud, Ejecución de unidades de obra).

CON ADMON DE OBRA:

• Entrega de la documentación ( Albaranes, Partes de Capataz).
• Comunicar cualquier incidencia que se haya podido producir respecto al personal de la obra.
• Comunicar cualquier visita de los diferentes organismos que pueden inspeccionar la obra.

CON  CAPATAZ:

• Comunicación de los objetivos para la ejecución de los tajos de su responsabilidad.
• Entrega de la documentación correspondiente  a sus tajos debidamente cumplimentados.

CON PERSONAL DE OBRA:

• Comprobación y control de los trabajos que realizan.
• Comunicación de las medidas de seguridad y salud, así como el control de su cumplimiento., sobre todo en los equipos de Protección Individual.
• Comunicación al jefe de obra y administrativo de algún incumplimiento socio-laboral del personal de obra.

Your Role: Driving excellence through technical expertise and innovation 

The Superintendent is responsible for monitoring the overall construction work for all assigned projects. This includes updating project schedules, managing labor costs, and coordinating Subcontractor and Self Perform work. 

What You Will Do: 

• Responsible for ensuring that a safe workplace remains the top priority by partnering with the Safety department, Safety committee, and Project Management to support policies, procedures and practices for establishing a safe workplace. 

• Control job progress by managing Subcontractors, solving problems and conflicts, using proper documentation, quality control and safety control techniques on the job. 

• Control project costs by weekly evaluation of labor, material, and equipment costs. 

• Oversee field productivity, cost control, quality control and scheduling to ensure accurate and updated construction schedules and budgets are being met. 

• Work with field and project management to address cost and schedule concerns. 

• Take an active part in job start / job close meetings. 

• Communicate regularly with Project Management to troubleshoot job challenges and update job status 

• Communicate and enforce company policies and procedures with field personnel and Subcontractors. 

• Provide Leadership through building cooperative relationships, acting systemically, being decisive and taking responsibility. 

• Display leadership by being a good role model and striving to promote a positive attitude at all times. 

• Always act in a professional manner  

• Other unlisted duties will be assigned 

Who You Are: A Profile of Success 

• 5-10 years of experience in water/wastewater, heavy civil or industrial projects preferred 

• Experience with piping and concrete 

• Ability to build and maintain strong working relationships 

• Strong written and verbal communication skills 

• Self-motivated with the ability to work independently and as part of a team 

• Detail oriented 

• Willing to travel  

• Moderate to high level of proficiency operating Primavera 6 CPM scheduling software, Procore and/or Blue Beam is highly preferred 

• Moderate to high level of proficiency operating MS Excel, MS Outlook, MS Word, and MS PowerPoint 

• Valid driver license for frequent travel 

• Be able to communicate in English via verbal and written communications 

• Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Apply concepts of basic algebra and geometry. 

• Full understanding of construction math concepts
